Work in progress.  Submitted for planning December 2017.

We have been asked by the owner of this large villa bungalow to look at remodeling the property to provide an open plan layout with improved use of internal space.  We are now looking to re-design the Ground floor to take full advantage of the raised views to the South over the garden terrace.  We have also been asked to provide 2 additional bedrooms in the loft space, which is currently used for storage.  The design brief is to phase the work so the house does not need to be vacated.

Open plan Living

The new extension is on the original footprint of the original Kitchen, with views onto the garden.  Large South- facing glazing has been incorporated to increase solar gains in the heating season.  The main bathroom is now located in the loft, flanked by 2 new bedrooms.

The existing property has raised views over a sloping rear garden.  The recent  conservatory addition is small and blocks  windows onto the garden from the rear bedroom and bathroom.   The 70's style kitchen extension is  dark with a low ceiling.

Development model showing balcony over.  The 2 large roof trusses trusses  are to remain to minimise disruption.

Planning stage model showing massing of kitchen extension.  The new extension is built off the existing kitchen foundations to reduce costs.

Cut away section showing the full height kitchen and external covered patio space.  The patio leads onto the garden room and hallway beyond.  The design has been considered to provide glimpses through to the garden from the entrance hall.

Structural model of existing property.  Transparent roof indicates the structure internally.

Early development sketch suggesting how the kitchen extension might work.  The internal spaces have yet to be finalised.

Model of existing property showing the 70's style extension to the rear.  The conservatory has been omitted.
