Rose Cottage.  Ebchester.

New build project.  

The project was initially a conversion project , but planning restrictions on the size of extensions in open countryside led to the client choosing to demolish and re-build.  This also took advantage of the Zero VAT rating for new build homes.  There is more information on claiming back VAT below.

Old bungalow.  Stunning location.

The original bungalow was sited in what appears to be an old quarry, which offers the site shelter from its exposed location.  There are stunning views to the North of the site over the Derwent valley.

The project construction was relatively straightforward.  The Ground Floor is constructed from a well insulated masonry box (cavity walls with insulated plasterboard).  The entire First Floor construction (with the exception of the gable ends) was built from pre-fabricated trusses, which were craned in in a single day.  This proved to be an extremely cost-effective solution.

The pre-fabricated roof provided a safe working platform that provided a watertight and dry working environment for follow-on trades.  The masonry gable walls were built up once the roof structure was in place.

 We worked closely with The Energy Audit Company to ensure the house exceeded the requirements of the Building Regulations.   

Additional air-tightness was achieved on site using special expanding tapes to provide a storm proof seal around all window and door openings.  Take a look at the manufacturer's video opposite showing the window installation at Rose Cottage.

The window cill of the first floor bedroom extends down to the floor to make the most of the view over the valley.
